Today’s interviewee is none other than Jason’s Aunt Joan, an incredibly successful real estate investor who, together with her husband, owns more than 70 single-family homes around the Sacramento, California area. ‘Old-School’ seems to be the buzz-word of choice, but Joan talks about how she got into real estate, why she still loves it and gives some great advice about property management and keeping your tenants on side.
Key Takeaways 1.12 – Jason Hartman asks his influential Aunt Joan about the beginning of her successful lifetime of real estate investing. 5.35 – Low-priced markets might look like the easy way in, but issues could mean big problems later. 12.56 – The Cyber Monday sale at www.JasonHartman.com is now on, with discounts of up to 40%. 19.59 – The information offered by Aunt Joan is available at www.SacRentals.com 26.00 – Be aware, both as an owner and a tenant, about who is paying the city utilities. Owners, flaky tenants could mean this is your responsibility. 39.05 – With tenant selection being so vital to success, you really need to master this in the early stages. 34.25 – One of the reasons that real estate retains such popularity is because it’s such a tangible thing.

We’ll have to wait and see. 22.22 – To read Tim’s articles, head to www.WashingtonExaminer.com and his Fellowship is with the American Enterprise Institute: www.AEI.org

She is also an author and has recently published a new book called Expectation Hangover: Overcoming Disappointment in Work, Love, and Life, which both Jason and her discuss in detail.
Key Takeaways: 3:45 – Christine's new book, Expectation Hangover, is for anybody who has been disappointed and wants to leverage it. 6:14 – Millennials are fantastic employees. They're fast learners, they have a can-do attitude, and they think outside of the box. 10:00 – A break up leads to a break down, which leads to a break through. 13:25 – Take a pause and accept your feelings, then you can work on releasing them. 16:30 – In order for things to change, things have to bad. Christine believes millennials will be able to fix the broken school system and reduce the amount of student debt everyone has. 18:45 – Be mindful of managing your expectations. Take the steps and have the vision, do what you can, but don't make your happiness and your worthiness dependent on the result.
21:00 – It's important to be optimistic about your life, but it's also important to not put your emotions into that optimism.

Today’s Young Wealth Show sees Jason Hartman talking to the author of Life Purpose Boot Camp, Eric Maisel about how we need to change our perception of meaning and anxiety in the creative world. Maisel’s atheist beliefs lead to a spirited exchanging of views, making today’s podcast informative and passionate.
Key Takeaways
02.50 – Eric Maisel’s movement is not about searching for meaning, but about creating meaning. 09.00 – It’s important to assess if your life as it is has meaning, but it’s more difficult to throw everything away because of that. 12.05 – Part of the anxiety problem is that 99% of performing artists get no feedback whatsoever. 14.00 – The key to reaching this more creative level really lies in the morning creativity practice. 22.08 – Religion still has a very strong societal hold on people and it can be this sense of community which makes it hardest to leave. 26.10 – Maisel claims we have two choices with the future of religion: perpetuate lies or be honest and see which side produces higher morality.

Justin Gilchrist guest appears on the Young Wealth show today. He is an expert in buying online businesses and is also the co-founder of Centurica - a company that helps customers with website assessment and due diligence. He shares some important insider tips to Jason and his listeners about what you need to look for when purchasing an online business for the very first time.
Key Takeaways: 5:22 – For the most part, Justin wouldn't classify it as a business unless it's at least 1 year old. 8:00 – Justin looks carefully into how an online business generates traffic and where those searches come from directly. Good traffic should be spread out through organic, paid ads, and social media searches. 12:44 – Justin suggests different types of website businesses to his clients depending on the person and their technical background. 16:30 – Businesses sometimes do sketchy things with their revenue reporting and it's Justin's job to make sure you don't fall into a bad business purchase because of it. 20:00 – What Justin advises is to get all the necessary information together before you speak to his company. Does this website look too good to be true? Is it logical? Is the website consistent? 23:00 – Justin sometimes has to look for very, very technical problems that his clients might not know about. You have to check everything and to have the experience to know when something doesn't look right. 24:20 – Use leverage when it comes to buying a website. Most times you can change the terms of a deal to pay for a website slowly and overtime. This will prevent you from going out of pocket right away.

On today’s Young Wealth Show, Jason Hartman talks with author, Grant Cardone, about philosophies to live by, getting where you want to be and the importance of who you know. One of Cardone’s latest books, The 10X Rule, poses some interesting points about the fundamental ways in which we go about our daily lives.
Key Takeaways
02.30 – You can totally change your life by living by the mantra: Commit first, figure the rest out later. 06.00 – Constructing a business plan for a totally new business can simply be a waste of time because there’s no way you could plan for everything that could come up. 07.50 – When it comes to setting targets, you need to push yourself. Setting ‘realistic goals’ often ends up in a loss of excitement for your work. The 10X Rule is about thinking beyond and re-inspiring people. 09.50 – Don’t be put off by ‘ridiculous’. One target can be just as ridiculous as another: why write a business plan for $1 million when you can write one for $10 million? 12.00 – Grant Cardone’s upcoming book deals with issues about the middle class, including whether it even exists. 15.30 – With both sides crushing the middle class, the only option is to get rich, and you can do it. 16.00 – Never underestimate the power of saying ‘yes’ to things, and where that can take you. 17.30 – Our culture of not taking risks – even of just not talking to strangers – is the riskiest situation we could put ourselves in. What we lose from not taking risks is extensive. 18.00 – If it’s true that your income is the average of the 5 people you spend most time with, you can only expand yourself if you meet new people. 19.45 – The people you know right now won’t change your life. Meet new people, they’ll change your life tomorrow. 21.00 – Make a list of who you need to meet who can change your life. 23.50 – If you’re already kidding yourself about having just a couple of areas of your life being great, stop and make everything great. Make everything 10X. 24.50 – To get what you want, every day you have to do things you don’t want to do. You’ll set yourself apart as being one of the few who does what is necessary to get the job done.
26.30 – Information can be found about Grant Cardone’s work at www.tiredofmissingsales.com, www.cardoneuniversity.com, on his YouTube channel, through typing his name into Google, or through following him on Twitter @GrantCardone. Companies such as AppSumo are pioneering the trend. 08.35 – Your website’s use of pop-ups can be improved by first posing a yes/no question in a pop-up and then leading to the chance to enter a name and email address, rather than immediately asking for these personal details. 11.30 – For your calls to action to be successful, you have to find a balance between the nurturing side and the business side. That way if one isn’t working for the client, you have the other to fall back on to reassure them. 12.35 – In terms of visual website optimisation, split-testing gives you so much scope for making individual changes to your site and monitoring visitors’ response to it. Hello Bar is one example of an available split-testing tool. In some tests, green has come out as the least successful colours for conversion. 16.50 – When it comes to outsourcing, especially off-shore, you’re hiring process should be as rigorous as it is for any other aspect of your business. 20.30 – www.onlinejobs.ph and www.easyoutsource.com are both highly recommended websites for off-shore outsourcing in the Philippines. 21.50 – When judging how much to pay your employees, you can look at their standard rates and compare those with what other posts are offering. Then you can decide whether to increase or stay the same. 25.30 – Having some technology-based tools like Base Camp (for projects) and Time Doctor (for time tracking) had really make the difference as your project and your team grows 28.00 – Technological advances and their availability mean that the geniuses and business growers of today’s society are able to have these transformations at an earlier age. 30.00 – The costs of membership to with www.mavericknext.com are as necessary to provide the service they offer – focusing on the provision of high-level mentors and strategies for personal success.

It was 2002 but it seems like it was just yesterday. Ace Chapman was 22 and just the thought of what the next 40 years would look like terrified him. He had tried some business ideas here and there and nothing seemed to work. It seemed nearly impossible to get ahead. He had little savings, student loans, and credit card debt. He was so sick of being broke and not being able to afford to finer things in life or the freedom to follow his passion for travel and connecting with people.
A college dropout, Ace knew he would hit a glass ceiling in the corporate world. Yet he had neither the time or money to afford more education. Talking to my his workers nearing retirement, Ace saw his future as retiring on a little more than social security. It was obvious speaking to them that despite all the hype around retirement plan they weren’t working in reality. It was a pathetic existence spending so much of his life doing something he didn’t enjoy.
Well, eventually he was fired and he had a choice. Either go back and find another job or shoot for something bigger…freedom. Ace didn’t realize then how drastically different his life was going to be depending on that decision but he was so happy he made the decision he did. Ace went for something bigger and honestly he had no idea what he was doing. He made some sacrifices, began investing in real estate, and realized he had a knack for it. Pretty soon Ace was making more money than he was at his previous job. He went on to buy a franchise business and put up billboards all over the city saying, “We Buy Ugly Houses.” He grew that business to be his first million dollar business and sold it.
Ace then took some of the money and bought two retail stores, one in Chattanooga and another out of state. At one point each business was doing over $1 million dollars in revenue. Before he knew it, he had become a true entrepreneur. But it was nothing like he envisioned. Ace was working for himself but he was working even harder than he was at his previous employer – 80 plus hours a week! Dealing with more headaches each week and putting out fires constantly. The money was good, and life was much better than being an employee, but it was not the life he had envisioned.
He took a little time off, traveled and just collected monthly checks from financing the sell of my different businesses. Ace had the opportunity to do some consulting and build a relationship with a certified billionaire. It was then that he realized that the wealthiest people in America were not wealthy because of cash flow from their business but from growing a business and either selling it all to a a single buyer or portions via the stock market to shareholders.
The secret to me has always been about providing more value than you take. Compensation is just a bi-product of your value to society. Your income is really defined by your value to society. Its pretty simple. Learn more skills, both left brain technical like Google and also right brain, less technical stuff like leadership skills and being able to inspire people. To be able to look someone in the eye and tell them you can help them get where they want to go and know that you can is one of the most powerful things you can provide the world.
